Prices for shops on Ark

    Bjorn,

    SC shops were private agreements negotiated with the land owner and original shop deed holder, Hawkwing. I had my discussion with Hawkwing some months ago and we have since been waiting for the deeds to become available. Once that happend the deal was completed quite quickly.

    I don't seem to be able to find the thread where Hawkwing was selling these Sanctuary Cove shops to the Arkadian community? What prices did these shops sell for I wonder?

    As I said, negotiations were done privately some time ago. There was no sales thread. It's really up to Hawkwing how he chooses to deal with his shop deeds.

    I understand that Hawkwing has the right to sell his shops to whoever he wants. What is fishy is the fact that it was done secretly. As a new Arkadian Landowner, he has selected a group of players and sold his shops at an undisclosed price. Great for you as I imagine you will make a good profit if you ever decide to sell them.
    I remember when Medusa Island Apartments and shops were put up for sale, QETESH kept it open and transparent to the community and everyone had a chance to apply and bid.
    What I dont like about the Sanctuary Cove shop sale is that it wasnt available to the whole community and I think this doesnt reflect well on the Landowner. Especially when shops are being restricted by MindArk.

    What is fishy about this? You can go to MA directly and offer them a ton of money to buy something, some shops included. You are free to go to DD to ask him if he sells you something too, but maybe he needs approval from MA first (they don't want the market to be flooded). however: you can go to the planet or platform owners directly and make a "secret" deal.

    I don't see ANY point in doing anything openly, as this is a normal and fair market, there is nothing fishy, if somebody buys something from another person.

    I'm sorry this situation bugs you. Obviously I am happy with the outcome. However even if I weren't one of the buyers I would disagree with you. The deals were not done secretly. They were done privately. And as far as I am concerned the details of my arrangement with Hawkwing should remain private. I have no plans to resell any shops but even if I did, the only relevent fact is current market value. As to Hawkwing's criteria for selecting candidates, well that is a matter for him to discuss or not as he sees fit.

    I note there have been a number of subsequent sales of Celeste shops and apartments since the auctions and those have been direct person to person to sales without forum posts or public auctions.

    I think that only around 10-20% of all high end items / deeds are sold in public. Rest is SECRET :)

    Oh boy! It's not an issue of private sales amongst players that bugs me. My thought was, imagine if a player owned Celeste North buildings 1-16. That player then selected 16 specific players for private sales of the shops, excluding the larger population? It is only by the fact that all attention has been on Celeste Harbour that the Sanctuary shops didn't get a look in. Myself and I assume others were waiting for the Sanctuary shops to appear on auction.
    I guess I am just annoyed that I didn't know who Hawkwing was and I had no idea who owned Sanctuary Cove. Lesson learnt, will be more aware next time.

    Sorry I haven't addressed this properly before now but as I'm sure you can appreciate, RL can get rather busy...

    Anyway,

    Nothing "fishy" happened. The simple facts are that interested parties (who also paid attention to numerous posts that stated who the LA owners were) made contact with the necessary parties well in advance of the release of shops in both CH and SC.

    Dave has always been very open as to who the landowners are, there are no secrets there. A simple forum search will yield those results quite quickly. They will also show that SC and 8C also have some "restrictions" on them, such as pre-set and unchangeable tax. Also, you might note, as I (and I'm sure others) have, that not all the shops and apartments (4 of 12) at SC are open, so I would surmise that this is also another "restriction" in place currently.

    In addition, Hawkwing is a member of the forum, so interested people can PM him. Did you send him a PM? I assume not seeing you stated that you didn't know who the LA owners were.

    Anyway, maybe next time, keep your eyes and ears open.

    I feel that the way Hawkwing has done things at sanctuary cove is very good ...if you come and look at the stores that are open you will see they compliment each other and are not fighting for the same customers as each other ... the shops complement each other IMO.

    if you had a shop selling guns for example you wouldn't want another gun shop opening up right next door to you so you had to compete to the point all or any profit went out the window and dropped the mu value to next to nothing .

    this can only build a good community and not cause ill feeling and price wars between store holders .
    we at normandie radio applied to hawkwing to have our radio headquarters here at sanctuary cove and were lucky enough to get an apartment here for the radio and the normandie mothership booking office ..and as snape and kikki said all dealings were done in private with hawkwing. No one knew who else was applying to have a shop or apartment here

    all i can say is that if you would like one here in sanctuary cove then do the same as everyone else and contact hawkwing directly . but i do know they are in high demand ..

    just my 2p worth

    I disagree on that point. One shop is not enough to cover all items for all player skills in one area. So it would make sense to have a full street dedicated ONLY to weapons or ONLY to armor. Ofc it would be stupid, if somneone always has the exact same items for sale and tries to push the prices down... on the other hand that would be good for the player base, and cheaper items is good for the player growth too.

    Well in an area with only 6 shops it probably better to have each dedicated to different markets, assuming the demand is there.

    Hi all,

    Mel you got a good point there.

    As the shops are built on a LA, let's assume the landowner (Hawkwing) is earning peds from taxes coming from the sales in the shops.
    It is to his advantage to have "high" prices in the shops, to get bigger tax incomes.

    Arkadia not exactly being the most populated planet (for now), the number of shops is restricted.
    So it is in Hawkwing's advantage to minimize the competition between the shops on his LA to maintain decent tax income, and to attract any kind of activity on his land.

    Whoever who would have invested in such a LA would have wanted to control his/her ROI as Hawkwing.

    Can't blame him for that.

    Let's hope and believe that in the future we'll have more Arkadians, thus more shops, more possible competition and lower prices for us buyers. :)
